Scottish Landlord Register

  • private landlords are required to apply for registration with The City of Edinburgh council authority. Operating as an unregistered landlord is a criminal offence.
  • a registration number shows that a landlord is approved by the local authority to let property.

Certificates

  • Gas Safety Certificate (GSC)
    By law, landlords must have all gas appliances, pipes and flues checked annually by a Gas Safe engineer.
  • Electrical Installation Condition Report (EICR)
    A qualified electrician is required to complete an Electrical Installation Condition Report (EICR).
  • Portable Appliance Test (PAT)
    examination of electrical appliances and equipment to ensure they are safe to use
  • Energy Performance Certificate (EPC)
    The EPC measures the energy efficiency of a property and will help to get an idea of how much it will cost to heat home.

Insurance

  • Landlord insurance or common Factor insurance
    Landlord insurance is cover that protects landlords from risks associated with their rental property. It usually includes buildings and contents insurance.

Smoke alarms

  • one functioning smoke alarm in the room which is frequently used by the occupants for general daytime living purposes (normally the living room/lounge),
  • one functioning smoke alarm in every circulation space on each storey, such as hallways and landings, or in main room if no landing in upper storey
  • one heat alarm in every kitchen,
  • all alarms should be ceiling mounted, and
  • all alarms should be interlinked.

Unfurnished property
but we expect:

  • Kitchen fixtures
  • White goods: cooker, fridge, freezer, washing machine
  • Bathroom fixtures
  • Carpets or other types of flooring

No prime locations

  • we don't need high standards,
  • we will avoid the city center.
