Required property certificates

  1. Landlord insurance or common Factor insurance
    • Landlord insurance is cover that protects landlords from risks associated with their rental property. It usually includes buildings and contents insurance.
  2. Gas Safety Certificate (GSC)
    • By law, landlords must have all gas appliances, pipes and flues checked annually by a Gas Safe engineer.
  3. Electrical Installation Condition Report (EICR)
    • A qualified electrician is required to complete an Electrical Installation Condition Report (EICR).
  4. Portable Appliance Test (PAT)
    • examination of electrical appliances and equipment to ensure they are safe to use
  5. Energy Performance Certificate (EPC)
    • The EPC measures the energy efficiency of a property and will help to get an idea of how much it will cost to heat home.
